After the Coralville City Council approved site plans for an ambitious 10-acre development designed to connect the city with Iowa City, the first phase is moving forward.
The site, to the south and west of the corner of First Avenue and the Coralville Strip, is completing the demolition phase, with rubble sitting where once were buildings.
The Gazette reports the first phase of the project includes plans for two one-story 7,000 square-foot buildings meant for a mix of retail and restaurants. The two lots face Second Street. Additionally, a 4.37-acre lot will hold a 295-unit six-story multifamily residential building with a pool and courtyard. A five-story parking garage will accompany the residential building.
The Coralville City Council approved the rezoning request three years ago, with site plan approval given in 2023. City Manager Kelly Hayworth previously told the Gazette the project has faced challenges, due to the site being on a flood plain, a utility line that cuts across the site, and needed major infrastructure improvements to streets.
A second phase will include a hotel and another multifamily residential building. Final site plans for that phase have not yet been approved.
