Developers looking to build high rise apartments across from Englert in Iowa City

A Chicago-based real estate company is hoping to put up a 13-story mixed use building across the street from the Englert Theatre.

The Cedar Rapids Gazette reports that CA Ventures has applied for an exception to parking rules. They contend  that the 188 studio or one-bedroom apartments and 41 two-bedroom units will be geared towards University of Iowa students, who are less likely to have vehicles. If granted, the developers would need to provide 67 parking spots instead of 135.

The site currently holds the US Bank building and parking area; it would be razed in favor of the project.

The Iowa City Board of Adjustment will address this issue at their meeting Wednesday. The paper says a staff report included with the meeting agenda shows that the developers meet all the criteria to get the exemption.

The proposal shows the building having a setback from the fifth floor on, with commercial and amenity space on the first floor.

The developers are being asked to acknowledge the history of the site, where a former city hall once stood. The site currently has a plaque noting its history as a stagecoach stop.
